Hines to buy 554-acre tract in North Fulton

[H]ines Interests L.P. has contracted to buy a large tract along 
Georgia 400 across the highway from the Windward development, 
where it plans its own major mixed-use project.

The 554-acre tract is between Windward Parkway and McGinnis Ferry Road 
along Ga. 400. Hines is buying the property from the Orkin family and 
expects the deal to close in January.

The development will comprise 375 acres of class A office space, 
commercial outposts and hotel facilities; 75 acres of retail shops; 
and 1,300 units of multifamily residences.

"There's an opportunity here to continue with the success we're seeing 
at Windward," said Robert Patterson Voyles, a Hines senior vice president.

Real estate investor William B. Orkin began assembling the property in 1971, 
and recently decided the time was right to sell, his son Adam Orkin said.

"Hines came along," the younger Orkin said. "Of all the developers around, 
I think they will do something spectacular with it."

Hines has selected a name for the new development but has not released it. 
Voyles said the project will be "a '90s version of Windward," with more 
pedestrian access and the integration of buildings.

Hines is bringing in one of the leaders of its mixed-use Cool Springs project 
near Nashville, Tenn., to help oversee the development of the Orkin property. 
Hines expected it to take 10 years to sell out Cool Springs, but the project 
was very successful and sold out in only six years.

Hines Senior Marketing Director John A. Heagy III said developing across from 
Windward is logical. The Orkin property has a 1.5-mile frontage along 400. 

"This is a very natural progression for the market to shift over here now," 
Heagy said.

Hines has been talking with 15 active prospects interested in building 
office space and residential property in the Orkin project, Heagy said. 

He said the North Fulton real estate market is hard to gauge right now, 
but that his company cannot ignore all of the major corporations and 
executives who are relocating there.

"The project pipeline seems to be full," Heagy said. "The growth of the city 
is so obviously to the north. 

"Georgia 400 is the spine of that growth." 

Voyles agreed, saying that the 400 corridor is healthy because it has 
a solid residential and commercial core. 

"The sustainability of the 400 corridor is going to continue primarily 
because of office and retail," Voyles said. "There's now a real community here." 

Hines said it will take eight years to totally develop the project.

The Orkin property is basically flat and ideal for development,
 Hines officials said. It is situated just off the 400 interchange 
 at Windward Parkway, and Georgia 9 bounds the property on the west.

"Having a full-diamond interchange is crucial," Heagy said. "That's why 
Windward has done so well." 

The Hines executives said they hope to see another interchange 
at 400 and McGinnis Ferry.

Also, Voyles said, the property is in an area of unincorporated 
Fulton County that has no impact fees, which will save developers of 
office and commercial space about $20,000 per acre and developers of 
multifamily projects about $2,000 per unit that competitors in 
Alpharetta incur.

Hines Purchases Kepro International B.V. 
Gaining Control of One of Europe's Most Exciting Mixed-Use Development Sites 

Barcelona, Spain, Aug. 11 - Hines, the international real estate firm 
based in Houston, Texas, has announced that it has purchased Kepro 
International B.V. and gained control of a unique 34 hectares (80 acres), 
mixed-use development site in Barcelona's Poble Nou seafront area 
known as Diagonal Mar. 

Plans for Diagonal Mar include creating an exciting new urban centre 
where people can live, work and play, similar in concept to Hines' Galleria 
developments in Houston and Dallas. When completed, the project will contain 
in excess of 279,000 square meters (over 3 million square feet) of retail, 
office and residential space. 

Located very near the 1992 Olympic Village on a former industrial site 
scheduled for redevelopment by Mayor Pascual Maragall, Diagonal Mar will 
revitalise the area and complete the extension of Avenida Diagonal from 
the city centre to the Mediterranean Sea. 

"We are very excited to have the opportunity of working in the 
beautiful city of Barcelona - one of the true cradles of western 
culture and civilization," said Gerald Hines, Hines founder and chairman. 

"When I first came to Barcelona in 1979 to commission a monumental public 
sculpture from Joan Miro, I fell in love with the city," he added. 
"The chance to control this exceptional site by buying out The Prime Group's 
and Kemper Corporation's interests was too good to pass up." 

Hines developed the well known Gallerias of Houston and Dallas, mixed-use 
centres that have been lauded as "the new town squares of the 20th century." 

Jean-Louis Solal, one of Europe's most creative and experienced developers 
of shopping centres, worked closely with Hines in the realization of this 
transaction. Mr. Solal has developed numerous award-winning shopping centres 
and is credited with pioneering regional and urban shopping centre development 
in Europe. He will continue to work with Hines on this and other European 
retail projects. Mr. Solal is chairman of Jean-Louis Solal Investissements Paris. 

Hines is perhaps best known as the developer of landmark mixed-use centres 
and office buildings in major cities throughout the United States. The firm 
is widely credited with revolutionising the development industry by introducing 
higher quality standards for building design, operations and management. 

The firm was the first to work with many of the world's most celebrated 
architects - benefiting from their exceptional talent, yet controlling costs

Hines donates $7 million to UH College of Architecture; 
college to be named after him 

HOUSTON TX (UH System News Service, Mar. 24, 1997)ÑA $7 million contribution 
by real estate developer Gerald D. Hines to the University of Houston's College 
of Architecture was announced today by Eduardo Aguirre, chairman of the Board 
of Regents of the UH System.Ê In honor of the donation, the college will be 
named the Gerald D. Hines College of Architecture, Aguirre said.

[Architecture poster] "The gift will leave a very tangible imprint on the 
college, the university and Houston," Aguirre added. "It is a key component 
in the growth and development of the UH System into a world-class system of 
higher learning dedicated to serving the city and the state for the challenges 
of the next century." Ê
The donation will provide a permanent endowment for the college, fund programs 
which enhance study opportunities, including initiatives to attract 
internationally-recognized visiting faculty in architecture and urban design, 
increase resources for scholarly research and design exploration, and establish 
graduate student fellowships. ÊÊ

It will also help fund interdisciplinary urban design studios to explore 
innovative solutions to city building problems, including social spaces; 
educational, medical and cultural facilities; urban housing; community 
development; and transportation.

"We have done some quick research, and found that, out of some 100 accredited 
architecture schools and colleges in the country, this is only the fourth one 
to be named after an individual.Ê This distinction underscores the excellence 
associated with the University of Houston's architectural programs," Aguirre said.ÊÊ 

"My family and I are very pleased to have the opportunity to participate in 
the nurturing of the great architects of the next century," said Hines from Spain, 
where he was on business.Ê He is founder and chairman of Hines Interests, the 
international real estate firm. "We felt that supporting the University of

Hines developed such Houston landmarks as The Galleria, Transco Tower,
