The 554-acre tract is between Windward Parkway and McGinnis Ferry Road along Ga. 400. Hines is buying the property from the Orkin family and expects the deal to close in January. The development will comprise 375 acres of class A office space, commercial outposts and hotel facilities; 75 acres of retail shops; and 1,300 units of multifamily residences. "There's an opportunity here to continue with the success we're seeing at Windward," said Robert Patterson Voyles, a Hines senior vice president. Real estate investor William B. Orkin began assembling the property in 1971, and recently decided the time was right to sell, his son Adam Orkin said. "Hines came along," the younger Orkin said. "Of all the developers around, I think they will do something spectacular with it." Hines has selected a name for the new development but has not released it. Voyles said the project will be "a '90s version of Windward," with more pedestrian access and the integration of buildings. Hines is bringing in one of the leaders of its mixed-use Cool Springs project near Nashville, Tenn., to help oversee the development of the Orkin property. Hines expected it to take 10 years to sell out Cool Springs, but the project was very successful and sold out in only six years. Hines Senior Marketing Director John A. Heagy III said developing across from Windward is logical. The Orkin property has a 1.5-mile frontage along 400. "This is a very natural progression for the market to shift over here now," Heagy said. Hines has been talking with 15 active prospects interested in building office space and residential property in the Orkin project, Heagy said. He said the North Fulton real estate market is hard to gauge right now, but that his company cannot ignore all of the major corporations and executives who are relocating there. "The project pipeline seems to be full," Heagy said. "The growth of the city is so obviously to the north. "Georgia 400 is the spine of that growth." Voyles agreed, saying that the 400 corridor is healthy because it has a solid residential and commercial core. "The sustainability of the 400 corridor is going to continue primarily because of office and retail," Voyles said. "There's now a real community here." Hines said it will take eight years to totally develop the project. The Orkin property is basically flat and ideal for development, Hines officials said. It is situated just off the 400 interchange at Windward Parkway, and Georgia 9 bounds the property on the west. "Having a full-diamond interchange is crucial," Heagy said. "That's why Windward has done so well." The Hines executives said they hope to see another interchange at 400 and McGinnis Ferry. Also, Voyles said, the property is in an area of unincorporated Fulton County that has no impact fees, which will save developers of office and commercial space about $20,000 per acre and developers of multifamily projects about $2,000 per unit that competitors in Alpharetta incur. © 1996, Atlanta Business Chronicle --- Hines Purchases Kepro International B.V. Gaining Control of One of Europe's Most Exciting Mixed-Use Development Sites Barcelona, Spain, Aug. 11 - Hines, the international real estate firm based in Houston, Texas, has announced that it has purchased Kepro International B.V. and gained control of a unique 34 hectares (80 acres), mixed-use development site in Barcelona's Poble Nou seafront area known as Diagonal Mar. Plans for Diagonal Mar include creating an exciting new urban centre where people can live, work and play, similar in concept to Hines' Galleria developments in Houston and Dallas. When completed, the project will contain in excess of 279,000 square meters (over 3 million square feet) of retail, office and residential space. Located very near the 1992 Olympic Village on a former industrial site scheduled for redevelopment by Mayor Pascual Maragall, Diagonal Mar will revitalise the area and complete the extension of Avenida Diagonal from the city centre to the Mediterranean Sea. "We are very excited to have the opportunity of working in the beautiful city of Barcelona - one of the true cradles of western culture and civilization," said Gerald Hines, Hines founder and chairman.
